Step 4: Lease & Move-In
Upon approval, sign your lease agreement and receive move-in instructions. Welcome to your new home!

What is the application fee?

Application fees vary by property and are clearly listed when you apply. We’re transparent about all costs with no hidden charges.

How long does the approval process take?

Typically 3-5 business days. You’ll receive notification via email as soon as we’ve completed our review. In some cases, approval can be faster.

What are the move-in requirements?

Standard move-in requirements include first month’s rent, security deposit, and last month’s rent. Specific amounts vary by property and will be detailed in your lease agreement.

How do I report maintenance issues?

Once you’re a tenant, report maintenance through your Avail tenant portal, call us at (217) 418-8606, or email ahester@magnoliaskies.com. Emergency repairs are responded to within 24 hours.

Can I pay rent online?

Yes! As a tenant, you’ll have access to our Avail portal where you can pay rent online using ACH, debit card, or credit card. It’s secure, convenient, and tracked for your records.

What if I have questions about my lease?

Can I apply for multiple properties?

Yes, you can submit applications for multiple properties if you’re interested in more than one. You can apply for all of them simultaneously.

What if my application is denied?

If your application doesn’t meet our requirements, we’ll notify you and explain why. You’re welcome to contact us to discuss and potentially reapply in the future.
